group of employees on MediaFLO’s nationwide FLO TV project remotely managing
site acquisition sales associates, zoning, and A&E while also provided
site acquisition services. I reported directly to upper management weekly on
numbers and budgets. I worked directly with legal, construction, and the
acquisition team to develop trackers, reporting guidelines, policies, and
procedures for the entire acquisition process. We achieved our goals all four
years in my time at MediaFLO. I also worked with most major hotels, tower
management, and cellular companies negotiating master leases to reduce lease
rates and legal costs. I was able to cut lease costs 40% while also reducing
overhead and fixed acquisition costs. Sonic TCM

Director/Contract Turn Key Vendor My job duties were
business development, hiring staff, negotiating all contracts, and overseeing
a large project. I negotiated and was awarded on behalf of Sonic TCM 217
sites full turnkey from Cingular Wireless in Southern California along with
other contracts with XM Radio, and Sirius Radio. Our contract included site
acquisition, zoning, A&E, two construction teams, and a construction
management group. I also hired and negotiated contracts with outside
attorneys to assist in redlining leases and title reports and environmental
companies. I took on the responsibility of client relations and managed all
project managers. I was responsible for negotiating all contracts with the
client, vendors, contractors, and offices. I was able to hire 35
quality people in five weeks. We had an extremely cohesive group of employees
at Sonic. Many of our employees commuted almost two hours from San Diego to

Site Acquisition Sales Agents, A&E, Zoning, Construction Management I was hired to
manage all site acquisition sales agents, zoning, construction, and A&E
vendors. I hired, managed, and negotiated contracts for all vendors and
contractors on behalf of Sprint. Set all policies, procedures and reporting
mechanisms. We were able to build over 233 and 201 sites each year for two
years which met and exceeded our annual goals. I participated in multiple
lawsuits against the City of San Diego, City of San Marcos, County of San
Diego, and City of Rancho Santa Fe. We were successful in many of the
lawsuits forcing jurisdictions to approve our sites, change their
Telecommunications Ordinances, and were highly successful in winning rights
to build in the Right of Way without planning approval. We built the first

Sales Specialist/ Site Acquisition Manager -Trainer I was originally
hired by American Tower to negotiate land leases to build large
telecommunication structures and towers. In my first three months I led the
entire company in leases signed and lowest lease rates. I was quickly
promoted to hiring and training new site acquisition specialists. I traveled
to many states in the Mid Atlantic Region to open offices and help sign as
